The New Administrative Capital, East Cairo compounds, Sheikh Zayed / 6th of October, and the North Coast are different products and different buyers. A study that averages “Cairo residential” will recommend a product that exists in none of those theatres.

What is moving real estate in Egypt
East Cairo new-city template
TMG’s Al Rehab/Madinaty model still sets how buyers talk about compounds. Competitor work has to start there, not with a downtown tower.
West Cairo branded communities
SODIC and Palm Hills sell a different lifestyle script. Averaging them with East Cairo hides the product.
North Coast as a second-home market
Marassi, Hacienda-type, and SODIC coastal are not primary residences. Sample the second-home buyer or do not claim the coast.
New Administrative Capital as a separate theatre
Government-adjacent demand is not Sheikh Zayed demand. Do not fold NAC into “Greater Cairo.”
Payment plans as the product
Egyptian off-plan is a financing product as much as a unit. Instrument design has to capture plan, not only price per metre.
Broker as a decision unit
Many tickets still close through brokers. A buyer-only sample will miss how the gallery actually converts.
