Launch pipeline by city and scheme type
Lahore’s pipeline is DHA phases, Bahria files, LDA-approved private schemes and a tail of unapproved societies that still trade. Islamabad-Rawalpindi splits CDA sectors, DHA, Imarat-type branded product and a thick society tail. Karachi splits DHA, Bahria, Creek/Lucky corporate product and KDA/SBCA-controlled buildings.
Secondary Punjab cities and Peshawar/Quetta add local schemes that never enter a Main Boulevard dealer WhatsApp. Tracking launches by scheme type (cantonment, private mega, authority sector, society) is the starting point, because a DHA plot and a Bahria file do not share a legal path.
Files versus ready homes
The file is an allotment paper that trades before construction. It is the speculative product. Ready houses inside mature DHA and Bahria phases are the end-user product that banks will more readily mortgage. Instalment schemes sit between the two and fail when permissions stall.
