Launch pipeline by city
Erbil’s pipeline is compound-heavy: Empire World phases and a ring of family compounds, plus Ankawa catchment product. Baghdad’s pipeline splits between investment-commission sites, named compounds such as Zawraa-type files, and Mansour/Karrada infill. Basra’s pipeline tracks oil-linked household demand and merchant money, with fewer named national brands.
Mosul reconstruction and pilgrimage-city apartments are separate calendars. Tracking launches by city and product (gated compound versus infill apartment) is the starting point, because there is no national absorption number that means anything.
Off-plan versus ready homes
Staged off-plan exists, but escrow and handover discipline are local, not a Gulf RERA clone. Ready units in finished compounds sell at a premium because households have watched incomplete sites sit through security and payment shocks.
